BELL CREEK HYDRO JETTING FROM ACRE LOTS TO PRESERVE-EDGE HOMES

Sewer line jetting, camera work and drain cleaning for a cluster of communities beside a 477-acre preserve, with lots that run from tight to several acres.

Bell Creek Hydro Jetting Around the Preserve

Bell Creek is a cluster rather than a single subdivision: Bell Creek Hammock, Bell Creek Preserve, Bell Creek Landing and the 477-acre Bell Creek Nature Preserve on McMullen Road. Listings put Hammock lots anywhere from a third of an acre to nearly four acres, while Bell Creek Preserve phase 2 homes date from 2019 on lots of about 0.14 acre. Those are very different plumbing jobs.

The two ends of the cluster also differ in elevation: roughly 29 feet at Bell Creek Hammock against 71 feet at Creek Preserve Drive, according to federal elevation data. The soil at the lower point is poorly drained St. Johns fine sand, while the higher one is Zolfo fine sand. Boyette and Triple Creek are the neighboring communities.

Bell Creek Sewer Line Jetting: Long Runs on Acre Lots

A lot of a third of an acre to nearly four acres puts the house far from the street, so the lateral, or the line to a tank, can run a long way. Longer runs gather more silt and give roots more pipe to find. Before we plan anything we ask the question that matters most on bigger lots: is the house on county sewer or on septic? Listings cannot answer it, and neither can we from the road.

If the home is on a tank, we jet only the line to it. If it is on sewer, sewer line jetting from the cleanout moves silt toward the street, followed by a camera pass on any run that keeps rebuilding. Mature oaks and pines near the preserve edge can put roots close to a lateral, so the camera confirms before we cut anything.

Services for Long Runs and Small Lots

The first question is how far the house sits from the street, and whether it drains to a sewer or a tank.

Low Ground, Newer Preserve Homes and Builder Debris

At roughly 29 feet, the Hammock end sits on poorly drained ground that holds water longer after storms, so a slow drain that appears in the wet season deserves a camera look for sags. Bell Creek Preserve phase 2, built in 2019 on small lots, is a different job: young PVC, a cleanout that tight lots usually place close to the house, and builder debris as the likeliest cause of a clog.

Tract-level census data put the median build year at 2003 around Bell Creek Hammock and 2014 around Bell Creek Preserve, so give us your build year before assuming. Our post on wet-season high water and backups explains the low-ground effect, and the maintenance guide sets intervals.

Bell Creek Hammock, Preserve and Landing: Three Neighborhoods, Three Pipe Ages

Bell Creek is a cluster of communities around a county nature preserve, not one subdivision, and the pieces differ widely in lot size and age.

  • Bell Creek Hammock — Single-family neighborhood on Bell Creek Drive and Creek Manor Court, with lots from 0.33 to 3.67 acres and pools on every sampled listing.
  • Bell Creek Preserve — Gated community on Creek Preserve Drive; a sampled Phase 2 home was built in 2019 on a 0.14-acre lot and listed with public sewer.
  • Bell Creek Landing — Sixty-five homes off Balm Riverview Road, sold out by April 2, 2025, so every house line is brand new.
  • Village at Bell Creek — Listed as gated on one neighborhood page; other details are unconfirmed, so we ask the owner for the address and year built.
  • Triple Creek — GreenPointe community in the same census tract as Bell Creek Preserve, with a median build year of 2014; it has its own page.
  • Boyette Springs — Older neighbor platted from 1986 to 2000 along Boyette Road, which runs along the north side of the nature preserve.

McMullen Road, the Preserve and the Roads Around Bell Creek

The nature preserve and McMullen Road anchor this corner of Riverview.

  • Bell Creek Nature Preserve — 477 acres at 10940 McMullen Rd, with sand pine scrub, flatwoods, marsh and oak hammock.
  • McMullen Road and McMullen Loop Road — Roads along the preserve boundary, which runs north of Shadow Run from McMullen Loop Road to Bell Creek.
  • Boyette Road — Runs along the north side of the preserve, past the Bell Creek Academy and Valrico Lake Advantage Academy campuses.
  • Balm Riverview Road — Where Bell Creek Landing sits, and the route of the county's planned wastewater force main.
  • Big Bend Road (exit 246) — Interchange road that links this corner of Riverview to the interstate.
  • Triple Creek Nature Preserve — Neighboring county preserve with a trailhead at 13107 Balm Boyette Rd, beside the Triple Creek community.
  • Rhodine Scrub Preserve and Alafia Scrub Preserve — County preserves elsewhere in Riverview at 12560 Rhodine Rd and 10212 Gibsonton Dr.

Bell Creek Elevation, Lot Sizes and Tract Housing Numbers

Census, elevation and listing figures for the Bell Creek communities, which sit in two census tracts with median build years eleven years apart.

  • In the census tract that holds Bell Creek Hammock, the median build year is 2003 and 59.3 percent of its 2,699 homes were built from 1990 to 2009. House lines are roughly 17 to 35 years old and plastic, so the usual trouble is roots at joints plus grease, and both respond to jetting.
  • Listings in Bell Creek Hammock show lot sizes from 0.33 to 3.67 acres. Bigger lots mean longer runs to the street or to a tank, so the first question on a call is whether the home uses sewer or septic.
  • A sampled Bell Creek Preserve Phase 2 home was built in 2019 on a 0.14-acre lot and listed with public sewer, in a tract where about one home in four dates from 2020 or later. Young PVC and tight lots mean builder debris, drywall dust and wipes are the likely causes, with cleanouts close to the house.
  • Elevation is about 28.8 feet at Bell Creek Hammock, on poorly drained St. Johns fine sand, against about 71.0 feet at Creek Preserve Drive. Low, poorly drained ground near the creek holds water longer, so a slow drain there deserves a camera look for sags.
  • Bell Creek Nature Preserve covers 477 acres of scrub, flatwoods and oak hammock beside these neighborhoods. Mature oaks and pines on neighboring lots can put roots near house lines, which makes a camera check part of any root-related call.
  • The census tract around Bell Creek Preserve has 547 mobile homes among 2,863 housing units, or 19.1 percent. Mixed housing in one tract means house-line age and material change from street to street, so the year built matters before a quote.

Bell Creek Lot-Size and Preserve Questions

Reach depends on hose length and access points. On a long lateral we work from the cleanout nearest the house and from any midpoint access, and we tell you before the work starts if the run exceeds what we can safely clear from one place. The written price reflects it.

No. Newer homes clog for different reasons: debris left in the line, wipes and early grease. Lots of about 0.14 acre keep the cleanout close to the house, which makes access easy. A cable usually clears it, and a repeat clog earns a camera pass.

Only indirectly. The preserve means mature trees and low, wet ground nearby, which can put roots near laterals and keep soil saturated in the rainy season. Neither is certain on a given lot, so we look with the camera instead of assuming.

Not necessarily. Rain, irrigation, a drainage swale or a leaking line can each cause it. A camera on the sewer line rules that part in or out. If the house is on a tank, a soggy spot near the field is a septic contractor's concern.

We locate the cap with a probe or by tracing the line, mark it, and protect the surrounding pavers or plantings. If the cap is covered by soil or turf, we uncover it carefully and tell you what we find. Heavy excavation is a landscaper's job, not ours.
