FishHawk Ranch Hydro Jetting in a Master-Planned Setting
Three community development districts merged into one in April 2019, and the Fishhawk Ranch CDD now covers 5,026 residential and commercial units on about 2,563 acres. Census figures for the Fish Hawk area show the population up 75 percent between 2010 and 2020, with about 90 percent of homes in that census area built in 2000 or later and a median home value around $561,000. That is a young, uniform system that owners like to protect.
Starling at FishHawk belongs to a separate district, CDD IV, and the 1990s FishHawk Trails subdivision is an older neighborhood with its own history. Lithia next door has older, larger lots. Inside the Ranch we expect PVC and a mix of detached homes and attached units, with grease and wipes ahead of roots as the usual cause.
FishHawk Ranch Drain Cleaning: District, County or Homeowner?
The CDD says it handles on-site stormwater and wetlands, entry monuments, collector-road landscaping, parks, trails and amenities, and that other improvements it funded were dedicated to Hillsborough County for operation and maintenance. Its pages do not name a wastewater provider, so we confirm by address instead of assuming one.
If neighbors on your street are backing up, the county's Water Resources line at (813) 307-1000 is the right first call. If you are the only one, a camera pass shows what is in your line. Our post on CDDs, HOAs and the county covers the hand-offs in more detail.
Services for a Young, Uniform System
Most FishHawk lines are PVC less than 25 years old, so the work is cleaning, not replacement.
- Hydro Jetting Services — Best for the kitchen line that has clogged twice, since it removes the grease instead of boring through it.
- Sewer Line Hydro Jetting — A flush from the house cleanout, once the camera has shown whether the run is sound.
- Kitchen Line Grease Jetting — Disposals chop food but not fat, so the kitchen branch is the line that fills first.
- Root Removal & Line Clearing — Uncommon in the Ranch itself; more of a FishHawk Trails call, where the 1990s subdivision is older.
- Drain Cleaning & Snaking — A cable handles the single-fixture stoppage in townhome and detached houses alike.
- Sewer Camera Inspection — Identifies shared building lines in attached units before we decide where to jet from.
Attached Homes, Reclaimed Lines and Preventive Jetting
Of the 8,230 housing units in the Fish Hawk census area, 955 are attached and 142 sit in buildings of three or four units. Where walls are shared, drains often are too, so we start at the common cleanout and ask which neighbors noticed the slowdown. The county's capital plan lists reclaimed-water lines for FishHawk, so a purple irrigation pipe and a white sewer cleanout can sit near each other, and we identify which is which before anyone digs.
With nine in ten homes built since 2000 and few seasonal vacancies, a busy kitchen line is a fair candidate for scheduled hydro jetting. The interval guide gives ranges, and our reclaimed-water post shows how to tell the two systems apart.
FishHawk Ranch Villages, Clubs and Neighboring Lithia Streets
FishHawk Ranch is a master-planned community run through CDDs, and its sections are better known by amenity or village name than by subdivision.
- Starling at FishHawk — Part of FishHawk CDD IV, set up in 2008 and covering about 616 acres, with its own HOA and a clubhouse that has a game room and fitness center.
- FishHawk Ranch West — Listed by a community guide as a section of the Ranch, with no published build years; house-line age is confirmed on the call.
- Park Square Town Center — Shops, restaurants and an interactive water feature at the commercial center, whose grease lines are separate from the homes around it.
- Hawk Park — CDD amenity with a softball field, fitness center, tennis and pickleball courts, serving the surrounding streets.
- Osprey Club — Amenity next to the resident services office at 5721 Osprey Ridge Dr, with a fitness center and tennis and pickleball courts.
- Aquatic Club — CDD amenity with a pool, water slide and fitness center, the center of one section of the Ranch.
- The Preserve — Named on Wikipedia's Fish Hawk neighborhood list; the sources we checked give no construction dates for it.
- FishHawk Trails — A separate, older 1990s subdivision built on former ranch land, so its house lines pre-date most of the Ranch's streets.
FishHawk Ranch Roads: FishHawk Boulevard, Lithia Pinecrest Road and the Amenity Anchors
A few collector roads and the CDD's amenity buildings are how most FishHawk Ranch addresses are described.
- FishHawk Boulevard — The collector that most community streets and amenities connect to.
- Lithia Pinecrest Road — Major road serving FishHawk and the Lithia area, the usual reference in local community guides.
- Boyette Road — Forms the south boundary of the Fish Hawk census place, next to Riverview.
- Alafia River — The north boundary of the Fish Hawk place, separating FishHawk from Valrico and Bloomingdale.
- Park Square Town Center — The Ranch's shopping and restaurant district, with an interactive water feature at its plaza.
- Palmetto Club — CDD facility available for rental, one of the community's gathering spaces.
- Osprey Ridge Drive resident services office — Located at 5721 Osprey Ridge Dr, where the CDD handles questions and amenity access.
- Newsome High School — Opened in 2003 and serves the Ranch, alongside FishHawk Creek Elementary.
FishHawk Ranch CDD, Housing-Age and Growth Numbers
District records and Census figures for FishHawk Ranch, a community where almost everything was built after 2000.
- Three districts merged on April 30, 2019 under County Ordinance 19-4 into one FishHawk Ranch CDD of 5,026 units on about 2,562.8 acres. One district runs the ponds, landscaping and amenities, and the county took over other infrastructure, so knowing where the cleanout and property line sit helps route a backup call.
- Across the Fish Hawk CDP, 7,380 of 8,230 homes, 89.7 percent, were built in 2000 or later, and only 205 predate 1990. Nearly every house line is PVC, so calls come from grease, wipes, builder debris and root entry at joints, not from collapsed clay.
- The Fish Hawk CDP has 955 attached homes plus 142 units in three-to-four-unit buildings. Townhomes can share a building drain, so one blockage may reach neighbors, and the job starts at the common cleanout.
- Fish Hawk grew 74.8 percent, from 14,087 residents in 2010 to 24,625 in 2020. The system is young, so first service calls are usually about household habits more than failing pipe.
- The county's planning table lists reclaimed-water projects at Fishhawk Garden, $521,000, and Fishhawk Town Center 2B, $1,052,000. Purple reclaimed irrigation lines and white sewer cleanouts can sit close together, so we confirm which cap is the sewer cleanout before any hose goes in.
- Fishhawk CDD IV, which includes Starling, was created by Ordinance 08-31 in December 2008 and covers about 616 acres. A second district means a second rulebook for ponds and roads, so the district named on an address helps separate a district problem from a house-line problem.
Whose backup is it? Count the neighbors
If one home is slow, call 813-733-7188. If several are, the county takes the report at (813) 307-1000, and the CDD manager can handle pond or common-area issues.
CALL 813-733-7188Who Owns What in FishHawk Ranch: Common Questions
Not for what happens inside your plumbing. The district's published duties are stormwater, wetlands, landscaping, parks and amenities, and its pages do not list sewer service. Start with how many neighbors are affected: several means the county, one means your own line, where we can help.
Purple marks reclaimed water, which the county supplies for irrigation only. It is a separate system from the sanitary sewer, and the two must never be connected. A sewer cleanout is a capped pipe near the house, while reclaimed lines serve sprinklers.
Yes. FishHawk Trails is a separate subdivision from the 1990s, so its lines pre-date most Ranch pipes. That raises the odds of roots at joints and scale, and we lean on the camera before choosing pressure there.
No. A disposal chops food; it does nothing about fat, which cools and coats the pipe farther down. County guidance is to scrape plates and take used oil to a collection point. For a kitchen line that is already slow, kitchen line jetting runs $275 to $450.
It might be. In attached homes, both units can drain into one run, so a restriction downstream shows up in the lowest or last fixture. We find the shared cleanout, test the run, and show you where the blockage sits before any price is agreed.
