Triple Creek Hydro Jetting in Riverview's Newest Neighborhood
The Triple Creek CDD covers 1,176 acres in southeast Riverview near Big Bend Road and I-75, next to the county's 969-acre Triple Creek Nature Preserve. In the census tract around its amenity center on Boggy Creek Drive, a quarter of the homes, 745 of 2,863, were built in 2020 or later, and the median year is 2014. It is the newest large build-out in Riverview.
Public listings show Villages D, F and R, a village center with an elementary school, pavilion and dog park, and two amenity centers with pools. Bell Creek and Boyette are next on the map, with older housing than Triple Creek.
Triple Creek Drain Cleaning in a New Home's First Years
A line that is three years old does not fail; it fills. Drywall dust, tile slurry and caulk end up in drains during construction, and wipes and cooking fat add to it afterward. A new tub that clogs in the first year is almost always debris, which a cable or a short jetting pass clears in one visit.
If the same drain stops again within weeks, a camera is the next step, because a belly where backfill settled around the lateral holds water and solids, and no cleaning cures it. Our first-year drain problems post shows what that looks like on screen. Check your builder's warranty terms before paying for any repair.
Services for Houses Under Ten Years Old
Most calls here are leftovers from construction and early habits.
- Hydro Jetting Services — Held back for a line that keeps rebuilding grease or sediment after a cable has already cleared it.
- Sewer Line Hydro Jetting — A flush from the cleanout when a camera shows silt or debris sitting in a young lateral.
- Kitchen Line Grease Jetting — Newer kitchens with heavy use can fill a young branch faster than owners expect.
- Root Removal & Line Clearing — Almost never needed in a house this new, and the camera has to show roots before we cut.
- Drain Cleaning & Snaking — A cable clears the new-tub clog caused by drywall dust, grout or a stuck wipe.
- Sewer Camera Inspection — Looks for a belly where backfill settled, a favorite pre-warranty-expiry check.
Wet Edges Beside the Preserve, and What We Do Not Assume
The county describes the preserve next door as a creek system with hardwood wetlands, and low ground near wetlands can stay saturated through the wet season. That does not mean your pipe leaks. It means wet soil around joints is possible, so a drain that slows only after days of rain is worth a camera pass.
The district says infrastructure it funded was dedicated to Hillsborough County, so we confirm each address's connection instead of assuming. Hydro jetting on a new line is rarely needed; the cost guide shows when it is, and how to choose a company lists what a fair quote includes.
Triple Creek Villages and Neighbors on the Balm Riverview Corridor
Triple Creek is a GreenPointe community organized by village, with older Riverview subdivisions on its edges.
- Villages D, F and R — Listed as Phase 1 Village D, Phase 2 Village F and Village R; the phase number gives a rough idea of when a street was built.
- Village Center — The center of the community, with an elementary school, pavilion, playground and dog park.
- Boggy Creek Drive — Street of the amenity center and of listings; a realty sample of 53 recently sold homes puts Triple Creek builds at 2013 to 2026, with a median of 2022.
- Foxtail Fern Drive and Orca Sound Drive — Listing streets in the community, built in the 2013-to-2026 range that a realty sample gives for Triple Creek.
- Pennybrook Drive, Twin Bridges Drive and Wildflower Meadow Drive — More listing streets in the community, built in the same recent window as the rest of the villages.
- Tropical Acres and Tropical Acres South — Older Riverview subdivisions nearby; listings treat them separately from Triple Creek, and their ages and sewer arrangement are not documented.
- Summer Springs — Nearby Riverview subdivision with few public details, so its homes are treated as unknown until a camera run says otherwise.
Balm Boyette Road, the Preserves and Triple Creek's Amenity Center

- Triple Creek Nature Preserve — County preserve of 969 acres next to the community, with a creek system and hardwood wetlands.
- Balm-Boyette Scrub Nature Preserve — Large county scrub preserve whose trails connect to the Rhodine Scrub and Triple Creek preserves.

Triple Creek CDD Acreage, Brand-New Homes and Preserve Figures
District, Census and county preserve figures for Triple Creek, one of the newest communities in Riverview.
- The Triple Creek CDD covers 1,176.185 acres of unincorporated Hillsborough County. Stormwater, landscaping and amenities belong to the CDD, with the rest dedicated to the county, so a camera and a cleanout locate beat guessing who owns what.
- In census tract 139.12, the median build year is 2014, and 745 of 2,863 homes, 26.0 percent, were built in 2020 or later. Brand-new PVC means calls are builder debris, drywall dust, flushable wipes and early grease, not deterioration.
- Another 1,154 homes in that tract, 40.3 percent, date from 2010 to 2019. With two-thirds of the housing built after 2009, root intrusion is rare and the realistic jetting job is grease and wipes.
- The adjoining Triple Creek Nature Preserve covers 969 acres of creek system and hardwood wetlands. Standing water on preserve trails in the wet season signals a high water table, and heavy rain is when lines load up.
- In the Triple Creek tract, 2,448 of 2,738 occupied homes, 89.4 percent, are owner-occupied. Homeowners pay for service themselves and tend to respond well to preventive-maintenance offers and clear written pricing.

It is a smart low-cost step. A camera inspection costs $150 to $300 and shows a belly, a joint offset or leftover debris while the builder may still be responsible. Read the warranty yourself, because terms differ, and keep the footage in case it matters later.
Possibly. Wetland edges can keep soil wetter through the rainy season, though we have no measurement for any individual lot. What we can say is that a drain that slows after days of rain, then recovers, points to wet ground, and a camera can look for the cause.
Toilets and the kitchen sink. Wipes and paper clog the toilet trap and the branch behind it, and cooking fat collects in the kitchen line. Upstairs showers clog with hair at the trap. A cable clears most of these; a repeat stoppage calls for a camera.
Usually not. A cable pass handles an ordinary clog, and jetting comes into play if grease or sediment keeps rebuilding. Schedule maintenance by symptom, not by the calendar, until the house is a decade old, and use the interval guide as a reference.
Debris clears and stays clear. A belly clears and returns, usually in the same spot, because water pools in the sag and solids settle. The camera shows a standing puddle in the pipe, which a cable never reveals. That is the repeat-clog test.
