Summerfield Hydro Jetting Across Three Decades of Plats
Summerfield is the long-running chapter of Riverview: 56 recorded plats and 3,205 lots, the first filed in May 1984 and the last in 2016. More than half, 51 percent, were platted before 2000. The ZIP code around it has a median build year of 2012, but Summerfield itself is an established-lines neighborhood with a golf course at its center.
By decade, platting ran 715 lots in the 1980s, 908 in the 1990s, 1,405 in the 2000s and 177 in the 2010s, so one street can hold three decades of pipe. That is why a neighbor's repair is a weak predictor. Panther Trace and South Fork share the county's Summerfield community area but were laid down later.
Summerfield Root Removal Near the Golf Course
Summerfield Crossings Golf Club, an 18-hole, par-71 course on Summerfield Boulevard, anchors the community. Golf frontage tends to bring mature landscaping close to laterals, so root intrusion is a plausible call on those streets. We do not assume it: the camera shows whether roots are in the line or the stoppage is grease or scale.
Where roots are present, root removal with a rotating cutter comes first and a flush follows. Where the camera shows scale or an offset joint, the plan changes. Villages I and II, Clubhouse Estates, Meadowbrooke and Pine Trace were platted from 1984 into the 2000s, which puts much of the original pipe at 20 to 40 years old.
Services Matched to Your Plat Era
A 1986 section and a 2015 section need different first steps.
- Hydro Jetting Services — The right follow-up for scale and grease in 1980s and 1990s sections, once the camera has cleared the pipe for pressure.
- Sewer Line Hydro Jetting — Clears and flushes after roots are cut, so debris does not collect downstream.
- Kitchen Line Grease Jetting — Thirty-year-old kitchen branches often carry layered fat that only a jet strips completely.
- Root Removal & Line Clearing — The common call on golf-frontage and mature-landscaping streets, confirmed on camera before cutting.
- Drain Cleaning & Snaking — Plain cable work for the newer Summerfield Crossings streets platted 2014 to 2016.
- Sewer Camera Inspection — The standard first step for an original lateral, with an eye on the plats mapped in a flood hazard zone.
Low Lots, Wet Seasons and Which Section You Live In
Several Summerfield plats test as FEMA special flood hazard zone AE at their centers, among them Village 1 Tract 18 with 107 lots, and 24 of the 56 plats sit on poorly drained Immokalee fine sand. In the wet season the water table rises there and presses on joints, so a slow drain that comes and goes with the weather can point to infiltration more than to grease.
Tell us your section or street when you call and we size the visit to the era: a 1986 section gets a camera first, while a 2014 Crossings Village street usually gets a cable. Intervals for older lines are in how often to hydro jet your drains, and reading your camera video explains the footage. Busy kitchen runs get kitchen line jetting.
Summerfield Villages, Estates and the Crossings Golf Community
Summerfield was platted over thirty-two years, so its village names mark real differences in how old a house line is.
- Summerfield Village I — 36 plats and 2,177 lots recorded from 1984 to 2006, the core of the community, with overlapping pipe vintages across twenty-two years.
- Summerfield Village II — Six plats and 259 lots recorded from 1984 to 1999, so pipe vintages overlap across fifteen years.
- Clubhouse Estates at Summerfield — Three units totaling 176 lots, recorded between 1986 and 1994, among the earlier sections.
- Fairway Estates at Summerfield — 37 lots recorded on December 29, 1986, among the oldest lots in the community.
- Meadowbrooke at Summerfield — Five plats totaling 321 lots recorded from 1986 to 2003, so a single street may include lines of two decades.
- Pine Trace at Summerfield — Two units with 58 lots, recorded in 1987 and 1989, among the older lots in the community.
- Summerfield Crossings Village — Four plats and 177 lots recorded from 2014 to 2016, a new-build pocket beside the 1980s-and-1990s golf community.
Summerfield Boulevard, the Golf Club and the Big Bend Road Corridor
Summerfield is organized around one boulevard and a golf course, and county plans for sewer capacity run along its edges.
- Summerfield Boulevard — Main road of the community; the golf club and community center are on it.
- Summerfield Crossings Golf Club — Eighteen holes, par 71 and a Ron Garl design.
- Summerfield Crossing Boulevard — Serves the Crossings side of the community, where lots were platted from 2014 to 2016.
- Big Bend Road (CR 672) — County road along the community's edge that meets I-75 at exit 246.
- US-301 — The Census road layer lists this road in the Summerfield plat area.
- Summerfield and Summerfield Crossings Elementary — Both named in Wikipedia's Riverview school list, a reminder of how Summerfield spread.
Summerfield Plat Years, FEMA Zones and Soil Figures
County plat and soil records and Census figures for Summerfield, which is older than the ZIP code it sits in.
- Of Summerfield's 3,205 platted lots, 1,623, or 50.6 percent, were recorded before 2000, starting on May 10, 1984. These house lines are 25 to 40 years in the ground, old enough that roots and scale are plausible, so camera first and jetting second.
- Platting by decade shows 715 lots in the 1980s, 908 in the 1990s, 1,405 in the 2000s and 177 in the 2010s. One street can mix pipe vintages, so a neighbor's repair does not predict what a camera will find in the next house line.
- ZIP 33579 has a median build year of 2012, but 51 percent of Summerfield's lots predate 2000. The new-construction picture for the ZIP does not apply here; Summerfield is an established-lines area.
- Several Summerfield plats, including Village 1 Tract 18 with 107 lots and Clubhouse Estates Unit 2 with 78 lots, test as FEMA Zone AE at their centers. Low lots near stormwater features are where wet-weather backups and inflow concerns are most plausible.
- Twenty-four of Summerfield's 56 plats are centered on poorly drained Immokalee fine sand, and six on moderately drained Pomello sand. Flatwoods water tables rise in the wet season, and roots follow the same moisture to the same joints.
- In census tract 139.15, which takes in parts of Summerfield and Panther Trace, 22.3 percent of occupied homes are rented, 819 of 3,672. Rental homes in a largely owner-occupied community still bring property-manager calls and requests for written estimates before work starts.
Know your plat name? Say it when you call
Villages I and II, Clubhouse Estates, Meadowbrooke, Pine Trace and Summerfield Crossings Village each have a different age. Call 813-733-7188 with yours and we plan the visit around it.
CALL 813-733-7188Summerfield Section, Age and Root Questions
Your deed or the county property appraiser's record names the recorded plat, such as Summerfield Village I, Meadowbrooke or Summerfield Crossings Village, and the plat date tells you the era. That is more reliable than guessing from the street name. Give us the plat name and we plan around its age.
Not on age alone. Many plastic laterals from the 1980s and 1990s are sound. We camera the line first, and if it is cracked, collapsed or badly bellied we tell you so and recommend a repair contractor. Replacement itself is not something we do.
It can, because mature trees and irrigated turf sit close to lateral lines, but it is not a rule. We have to see roots on camera before cutting them. If the pipe is clear, we skip that step and clean the grease or scale that is actually there.
No. Those 177 lots are the newest in Summerfield, with PVC about a decade old, and the usual cause is debris, wipes or grease. A cable often does it. The older villages get a camera first because roots and scale become more likely with age.
Scrape plates, wipe pans before washing and never pour fat down the sink. The county's cooking oil drop-off cabinets include one at the Summerfield Pump Station at 13393 Summerfield Boulevard. That habit slows buildup far more than any chemical.
