BOYETTE ROAD DRAINS: ROOTS, RIDGE SAND AND 1986 PLATS

Camera-first jetting and root work in the oldest large block of Riverview subdivisions, on dry ridge sand where roots hunt every weeping joint.

Boyette Hydro Jetting in the Old Boyette Springs Blocks

Boyette was its own census place in 2000, with 5,895 people and 2,103 housing units, before it merged into Riverview in 2010. The name now lives on Boyette Road and a cluster of subdivisions. Boyette Springs alone has 1,086 lots across 24 plats recorded between 1986 and 2000, and half of all Boyette-area lots, 51 percent, were platted before 2000.

Boyette Farms followed in 2000 to 2004 with 308 lots, Boyette Creek added 566 in 2002 and 2003, and the gated Enclave at Boyette closed the list in 2015 and 2016. The census tract holding Boyette Farms has a median build year of 1993 and 44 percent of homes from before 1990, which makes it some of the oldest housing in this part of Riverview. Bell Creek shares the wider Boyette Road area.

Boyette Road Hydro Jetting on Candler Ridge Sand

Thirteen of Boyette's 35 plats sit on Candler fine sand, deep and excessively drained, with moderately well drained Tavares sand under five more. Water leaves that ground fast, so a weeping joint can stay dry on top while roots hunt the moisture along the pipe. In the older sections, roots at lateral joints are the first thing we expect to see.

Root cutting and a flush clear the stoppage, and the camera shows whether the joint is still sound. Much of Boyette Springs has thirty to forty years in the ground, old enough that we check for scale before choosing hydro jetting pressure.

Gated Townhomes, Boyette Park and the Low Pocket

Boyette Park, a district of about 108 acres, includes gated townhome sections off McMullen Road, and the Enclave at Boyette is gated at Blue Dasher Drive. Attached homes mean shared building lines and a manager to contact; gates mean a code before we arrive. One plat, Boyette Springs Section B Unit 2 with 66 lots, is centered in a FEMA flood hazard zone, so low pockets near the creeks are where wet-weather slowdowns turn up.

Tell us the section, the year and any gate details. The cost guide lists typical prices, our post on reading a camera inspection shows what roots and scale look like on screen, and FishHawk Ranch is the planned community just east.

Boyette Springs, Boyette Farms and the Boyette Creek Neighborhoods

Boyette counted as its own Census place in 2000, and its section names mark how old each block is.

  • Boyette Springs — Sections A and B: 24 plats and 1,086 lots recorded from 1986 to 2000, the oldest large block, with house lines at 25 to 40 years old.
  • Boyette Farms — Seven plats and 308 lots recorded between 2000 and 2004, so house lines are 22 to 26 years old.
  • Boyette Creek — Two phases with 566 lots recorded in October 2002 and November 2003, along Boyette Creek Boulevard.
  • Enclave at Boyette — 89 gated lots recorded in 2015 and 2016, entered at Blue Dasher Drive and Boyette Road; the Census geocoder places it in the Fish Hawk place.
  • Boyette Park — Gated townhome sections and a county-registered CDD of about 108 acres, with gates at Boyette Park Drive and McMullen Road.
  • Boyette Acres and Boyette Ridge Estates — Small older parcels: five lots recorded in 1994 for Boyette Acres and three in 1996 for Boyette Ridge Estates.

Boyette Road, Bell Shoals Road and the Antenna Farm

Boyette Road is the spine of this part of Riverview, and several county roads cross it.

  • Boyette Road — The namesake road, with a broadcast antenna farm for Tampa Bay radio and television stations.
  • Balm Riverview Road — Rural-style county road in the Boyette area on the Census road layer, also named in a 2024 county notice about sewer work.
  • Bell Shoals Road and McMullen Road — Roads the Census layer lists in the Boyette area; McMullen Road is a cross street for the Boyette Park gate.
  • I-75 — Boyette lies in the eastern part of Riverview, away from the interstate that forms the west edge of the place.
  • Balm-Boyette Scrub Nature Preserve — County preserve about five miles southeast of Riverview in the Alafia River watershed.
  • Fish Hawk — The neighboring community to the east on Fishhawk Boulevard, a separate Census place.
  • Boyette Springs Elementary — Named in Wikipedia's Riverview school list, near the older Boyette Springs streets.

Boyette Plat Dates, Ridge Sand and Older-Tract Numbers

County plat, soil and Census records for the Boyette area, which holds some of the oldest housing in Riverview.

  • Boyette was a Census place in 2000 with 5,895 residents and 2,103 homes before it merged into Riverview in 2010. The core pre-dates Riverview's 2010s boom, so the lines under Boyette Springs streets are decades old.
  • Of Boyette's 2,049 platted lots, 1,044, or 50.9 percent, were recorded before 2000, and Boyette Springs alone is 1,086 lots from 1986 to 2000. Roots, offset joints and old-pipe scale are the realistic causes, so a camera inspection comes first.
  • Thirteen of Boyette's 35 plats sit on Candler fine sand and five more on Tavares sand, both deep, fast-draining ridge soils. Dry ridge sand lets small leaks vanish and sends roots hunting for moisture at lateral joints in the older sections.
  • In the Boyette Farms census tract, the median build year is 1993 and 702 of 1,605 homes, 43.7 percent, were built before 1990. This is the oldest measured housing stock in the Riverview neighborhoods we cover, and original-era lines get extra scrutiny.
  • ZIP 33569, which covers Boyette, has 1,729 mobile homes among 10,902 housing units, or 15.9 percent. Manufactured homes call for low pressure and short runs, and the ZIP has far more of them than the newer parts of Riverview.
  • One of Boyette's 35 plats, Boyette Springs Section B Unit 2 with 66 lots, is centered in FEMA Zone A. Low pockets along the creek corridors are where wet-weather backups are most likely, which is why storm-season calls there start at the cleanouts.

Boyette Road Roots, Sand and Camera Questions

Because the pipe is the damp spot. Fast-draining sand dries out quickly, and a joint that weeps even slightly becomes a moisture source that roots follow. They enter at the gap, then thicken inside. That is why roots in sandy ground can be as common as in wet ground.

The two oldest plats, Section A Unit 1 with 71 lots and Section B Unit 2 with 66 lots, were both recorded in March 1986. That puts original pipe near forty years in the ground, so we camera first, set pressure to what we see and tell you if a section looks too fragile for the jetter.

Mineral film and hardened grease can narrow the bore over decades, and the surface turns rough, so paper and fat snag. Hydro jetting scours that off better than a cable, which only bores a path through it. The camera shows how much remains before and after.

A stand-alone inspection is $150 to $300. When we do it on the same visit as the jetting or cutting, it is often credited toward the work, or bundled at a discount. We confirm which applies in the written price before anything starts.

In sound plastic pipe, a rotating cutter is routine work. In cracked, corroded or separated pipe it can make things worse, which is why the camera comes first on older lines. If the footage shows a fragile section, we stop and say so.
