RIVERCREST TOWN HOMES, DUPLEXES AND THE LINES THEY SHARE

Drain cleaning and hydro jetting for a dense CDD community of single-family houses, duplexes and town homes, with shared-line diagnosis done at the cleanout.

Rivercrest Hydro Jetting and Drain Cleaning for Attached Homes

A 2014 local news report counted 927 single-family homes, 218 duplexes and 235 town homes in Rivercrest, a CDD community on US-301 just south of Symmes Road. That is unusually dense for Riverview, and it means shared-wall plumbing is a daily reality. Lots in listings run roughly a tenth to a fifth of an acre, so the cleanout is usually near the house.

The census tract holding the clubhouse on Ramble Creek Drive has 52 percent of its units built in 2000 to 2009, with a median year of 2009. Lines fifteen to twenty-five years old are mature enough that grease and roots are likelier culprits than construction leftovers. South Pointe and Bell Creek sit in the same stretch of Riverview.

Rivercrest Duplex and Town Home Drains That Share a Line

In a duplex or town home row, one stoppage can show up in a neighbor's fixtures first. We find the nearest exterior cleanout, ask which neighbors noticed the slowdown, and clear the shared run from there; a blockage in one unit's own branch is handled separately. Who pays depends on where the blockage sits, so we write it down.

Sewer line jetting suits the shared run, and cable cleaning suits a single tub or sink. Where a pattern repeats, we put the camera in and show you the footage, which is the clearest way to settle a disagreement between neighbors.

Services for Duplexes and Town Homes

The shared run comes first, then the single-unit branches.

Heavy Rain, a 25-Year-Storm Lake System and Backups

The district says its lake system is designed to handle a 25-year storm, which it describes as about 12 inches of rain in 72 hours. When something near that size arrives, the ground and the lines are saturated. A drain that backs up after a downpour is worth a camera look before anyone starts jetting.

The CDD's published services cover appearance, recreation, street lighting and waterways; sewer is not on its list, so for a backup you check with the county or call us. Our post on hurricane-season drain prep covers lift stations and backflow valves, and the cost guide shows typical prices. Kitchen lines in busy homes get grease jetting.

Rivercrest Phases, Duplexes and Town Homes Off US-301

Rivercrest is a CDD community with more attached product than most of Riverview, and its phase names show up on listings and CDD records.

  • Phase 1B1, 1B2 and 1B4 — Early phases; a realty analysis puts Phase 1B2 at 53 homes built from 2002 to 2005, so those lines are about twenty years old.
  • Phase 2 Parcels K and P — 231 homes built between 2002 and 2006 according to a realty analysis of the county roll.
  • Phases 2B1, 2B2 and 2C — Later Phase 2 sections, covered by a realty analysis of the county roll that puts community homes at 2002 to 2006 with a median of 2005.
  • Rivercrest Town Homes — Shared-wall product; the 2014 count was 235 town homes, where one clog can involve neighbors.
  • Rivercrest duplexes — A 2014 article counted 218 duplexes in the community, each pair sharing a wall and often a building line.
  • Single-family sections — 927 single-family homes in the 2014 count, the largest part of the community by unit count.

US-301, Symmes Road and the Rivercrest Clubhouse

Rivercrest fronts US-301 just south of Symmes Road, and the CDD's clubhouse is the anchor most people use for directions.

  • US-301 — The community fronts this road, with about 16 acres of commercial sites planned along it.
  • Symmes Road — Rivercrest lies just south of this road, per the 2014 community feature.
  • Rivercrest Clubhouse — Eight-acre amenity center at 11560 Ramble Creek Dr, with a Junior Olympic pool, splash feature and two lighted tennis courts.
  • I-75 — The interstate on the west side of Riverview, with exits 246, 250, 254 and 256.
  • Riverview High School — School on Boyette Road named on Wikipedia's Riverview school list.
  • Riverview Public Library — County library at 9951 Balm Riverview Rd, with a cooking-oil drop-off cabinet for the county CORE program.

Rivercrest Product Mix, Storm Design and Collection System Figures

A 2014 community feature, the CDD's own pages and Census tract figures for Rivercrest, plus the size of the county system its lines feed.

  • A 2014 community feature counted 927 single-family homes, 218 duplexes and 235 town homes at Rivercrest, 1,380 homes in all. With 453 attached units, one clog in a shared line can affect neighbors, and technicians often enter at the nearest exterior cleanout.
  • In census tract 139.24, 1,024 of 1,969 homes, 52.0 percent, were built from 2000 to 2009, and 96.2 percent date from 2000 on. Fifteen-to-twenty-five-year-old PVC is mature enough that roots and grease buildup, not new-build debris, drive most calls.
  • The CDD says Rivercrest's lakes are designed for a 25-year storm, which it describes as about 12 inches of rain in 72 hours. Near a storm that size the ground and lines are saturated, so backups after big rain get a camera check before jetting.
  • The county's South-Central Service Area includes 775 miles of gravity sewer pipe and 17,000 manholes. Rivercrest's lines feed a very large county network, so a camera run helps tell a house-line problem from one farther downstream.
  • In the Rivercrest tract, 1,656 of 1,850 occupied homes, 89.5 percent, are owner-occupied. Owners deal directly with a jetting visit and often prefer scheduled preventive cleaning to an emergency call.
  • The Rivercrest CDD website posts board minutes going back to February 20, 2001. That date confirms the district, and the first homes, are from the early 2000s, so lines are about twenty years old.

Shared-Wall and Storm Questions in Rivercrest

Run each fixture. If only one is slow, the clog is in that unit's branch. If tubs and toilets in both halves gurgle, the shared run is the suspect. We confirm at the cleanout and with a camera if needed, and the findings go into the written price.

Usually a capped pipe near the foundation, often along the side of the house or by the front of the unit. Lots here are small, so it tends to be close. Landscaping and sod can hide the cap, and we will find it with a probe if yours is buried.

The lakes handle stormwater and are separate from the sewer. A gurgle after heavy rain usually means saturated soil pressing on the line or water getting in at a joint. A camera pass finds the joint. If several neighbors are affected, call the county's Water Resources line.

There is no fixed number. A heavy cook with a full house may want one visit a year, a light user every few years. Check the maintenance guide for ranges, and note that a line that has already clogged once will clog again unless the grease is removed.

The method is the same, so standard residential hydro jetting runs $350 to $650, with a camera pass adding $150 to $300. A shared line is quoted the same way, and neighbors can split the bill if they agree. The written price comes before work starts.
