South Fork Hydro Jetting From Unit 1 to Tract Q
South Fork was built in two waves nine to thirteen years apart. Units 1 through 11, recorded from 2002 to 2006, hold 1,756 lots, or 69 percent of the total. After a long pause, the Reserve at South Fork and Tracts L through Q added 774 lots between 2013 and 2018. The community totals 2,530 lots on 21 recorded plats.
The census tract around it is 98 percent single-family detached and 88 percent owner-occupied, with 3.09 people per household, a notch above the Riverview average. Nearly every drain belongs to one busy family. Summerfield and Ayersworth fall in the same county community area.
South Fork Sewer Line Jetting: 2004 Pipe and 2016 Pipe
A Unit 5 house from 2004 and a Tract P house from 2017 share a ZIP code and almost nothing else underground. The older lateral has roughly twenty years in the ground, where we look for roots at joints and the first scale. The newer one is under ten, where drywall residue, wipes and grease dominate. Same crew, different questions.
Ask us to start with the camera if the clog keeps coming back. A one-time stoppage in the newer tracts rarely needs more than a cable. Larger families also push more laundry and dishwasher water through the same line, which builds film faster.
Services for Both Pipe Generations
- Hydro Jetting Services — The tool for the 2004-era kitchen line that has started to rebuild film every few months.
- Sewer Line Hydro Jetting — Flushes a full lateral from the cleanout, in Units 1 to 11 more than in the Tracts.
- Kitchen Line Grease Jetting — Households of three or more send fat down the same branch daily, and a jet strips it.
- Root Removal & Line Clearing — Targets the older units where a twenty-year-old joint has let a root in.
- Drain Cleaning & Snaking — A cable usually solves a stoppage in the 2013 to 2018 tracts.
- Sewer Camera Inspection — Separates a belly or an offset in older lots from simple debris in newer ones.
Three CDDs, a Gated Reserve and Wet-Season Ground
Three districts overlap South Fork: SOUTHFORK, SOUTHFORK EAST and SOUTH FORK III, at about 226, 478 and 473 acres, and some 335 lots fall in none of them. Districts handle ponds, roads and common areas, so a district name tells us little about the pipe leaving your house. The Reserve at South Fork, with 120 lots, is gated, and we arrange access ahead of time.
Twelve of the 21 plats sit on Myakka fine sand, which is poorly drained, though all 21 are in the low-risk flood zone. Expect a high water table rather than flooding. Read who handles what when a drain backs up, and see the cost guide for typical prices on a main line jetting visit.
South Fork Units, Tracts and the Gated Reserve
South Fork was built in two waves nine years apart, and its unit and tract names track those waves.
- South Fork Units 1 to 4 — 721 lots on plats recorded between February 2002 and December 2003, the oldest section.
- South Fork Units 5 to 7 — A total of 351 lots on three plats recorded in 2004 and 2005, so house lines are around twenty-one years old.
- South Fork Units 8 to 11 — 684 lots recorded from December 2005 to July 2006; Unit 8 includes Flora Springs Drive and Unit 9 Graham Yarden Drive.
- The Reserve at South Fork — 120 gated lots in two phases recorded in 2013 and 2015, entered at Moonstone Canyon Drive and Clement Pride Boulevard.
- South Fork Tracts L, M and N — 254 lots on three plats recorded in 2014, the first of the second wave, so lines are about twelve years old.
- South Fork Tracts O, P and Q — 122, 192 and 86 lots recorded from 2016 to 2018, the newest streets in the community.
Clement Pride Boulevard, Summerfield Roads and Big Bend Road Near South Fork
South Fork has one gated entry and a few collector roads that link it north to Summerfield.
- Clement Pride Boulevard — Main collector in the plat area, and the cross street at the Reserve at South Fork gate.
- Summerfield Boulevard and Summerfield Crossing Boulevard — Roads linking South Fork north to the Summerfield golf community.
- County Road 672 — County Road 672, signed locally as Big Bend Road, is listed with the plat area on the Census road layer.
- Balm Road — Listed with the plat area by the Census road layer, and the namesake of the Balm Road Super Pump Station.
- Balm Riverview Road — County road listed near the plats, along which the proposed sewer force main would run toward Balm Road.
- US-301 — Listed by the Census road layer inside the plat area's bounding box.
South Fork Lot Counts, Three CDDs and Myakka Sand
County plat and district records and Census figures for South Fork, which is almost entirely single-family.
- South Fork has 2,530 recorded lots; 1,756, or 69.4 percent, were platted from 2002 to 2006 and 774, or 30.6 percent, from 2013 to 2018. A twenty-year-old lateral and a seven-year-old one raise different questions: older units see roots and scale, newer ones builder debris and wipes.
- Three county CDDs overlap South Fork: SOUTHFORK at about 226 acres, SOUTHFORK EAST at about 478 and SOUTH FORK III at about 473, with 335 lots in none. Drainage and road ownership varies by section, which is why the address matters when deciding who has to fix a blockage.
- Census tract 139.16 is 98.4 percent single-family detached, 6,597 of 6,705 homes, and 88.0 percent owner-occupied. Nearly every drain line serves one family, so the homeowner is the decision-maker on a call.
- The tract averages 3.09 people per household, a little above the Riverview-wide 2.89. Bigger households push more laundry, dishwasher and kitchen grease through the same four-inch house line.
- Twelve of South Fork's 21 plats are centered on Myakka fine sand, a poorly drained soil, and all 21 are in FEMA Zone X. High groundwater in flat sand makes wet joints plausible after storms, while the flood-zone risk of a backup stays low.
- The Reserve at South Fork has 120 gated lots recorded in 2013 and 2015. Access codes and HOA rules affect scheduling, so gated sections are set up with the gate information ahead of time.

They can. At 3.09 people per household, more laundry, more dishes and more hair and soap move through the same pipe, so film and fat build sooner. The line is not undersized; it is simply working harder. A set cleaning interval keeps a heavy-use kitchen from reaching a full stoppage.
We have not verified any South Fork community's rules, so check your covenants or ask the management office. Work inside your own home rarely needs approval. Work at shared cleanouts or in gated sections might. We can send the written scope to the HOA ahead of the visit.
No. All 21 South Fork plats are in the minimal-risk flood zone, yet 12 sit on Myakka sand with a seasonal high water table. That means soggy ground and wet joints in the rainy season, not water in the house. Slow drains that follow storms are worth a camera look.
Timing and pattern. Debris clogs appear in the first years and often clear and stay clear. Root clogs return slowly, at the same fixture, and get worse over months. A camera settles it either way, and it costs $150 to $300 as a separate visit.
For 2016 or later homes, usually no; fix problems when they appear. For houses from 2002 to 2006, a camera look around the twenty-year mark is reasonable even without symptoms. The maintenance guide gives ranges by age, kitchen use and tree cover.
