Panther Trace Hydro Jetting for Homes Platted 2002 to 2006
County records show ten Panther Trace plats recorded between July 2002 and November 2006, holding 2,046 lots. Nothing in the community was platted before 2002 or after 2006, so the lateral under a typical lot is somewhere between 20 and 24 years old. That is the age when roots reach joints, a settled section starts to hold water and mineral scale builds on the pipe wall.
The community sits in the county's Summerfield community area, with two CDDs (Panther Trace and Panther Trace II) and three gated townhome enclaves. Summerfield and South Fork share that community area but have different vintages, so a neighbor in either place is no guide to what we will find here.
Panther Trace Hydro Jetting for Two-Decade-Old Laterals
We put a camera in first, then the jet. In pipe this age the camera usually finds one of three things: a thin root fringe at a joint, a short belly that holds water, or a grease-and-scale lining that has narrowed the bore. Hydro jetting handles the last of those best, and root removal is added when the picture calls for it.
Phase 1A, with 414 lots recorded in 2002, is the oldest section, and Phase 2B, recorded in 2006, the newest. Phase 2B-3 sits in a FEMA special flood hazard zone; the other nine plats do not. Mapped soils at the plats are poorly drained flatwoods sands, so the lowest lots are where wet-weather slowdowns show up first.
Services for 20-Year-Old Laterals
At this age the camera usually finds roots, scale or a sag, and we match the fix to it.
- Hydro Jetting Services — Scours the grease-and-scale lining that two decades of kitchen and laundry water leave behind.
- Sewer Line Hydro Jetting — Used from the cleanout toward the street, with a gate code arranged ahead in the townhome enclaves.
- Kitchen Line Grease Jetting — Busy households at 3.16 people each fill a kitchen branch with fat sooner than a smaller family would.
- Root Removal & Line Clearing — Cuts the thin root fringe that appears at joints around the twenty-year mark.
- Drain Cleaning & Snaking — A cable clears a single tub or toilet clog without mobilizing the jetter.
- Sewer Camera Inspection — The first step on a rental or a pre-purchase, showing bellies and offsets before they turn into backups.
Gated Townhomes, Rentals and Whose Pipe It Is
Foxmoor, the Cambray villas and Worthington are gated townhome enclaves, where one set of building lines can serve several attached homes. We need the gate code, the cleanout location and, ideally, the manager's name before we arrive. About 28 percent of homes in the surrounding census tract are rented, at 3.16 people per household, so laundry and kitchen loads run heavy.
Two CDDs and a lot of shared plumbing make the first question whose pipe is blocked. Our CDD, HOA or county post sorts out the hand-offs, the cost guide covers what a line job usually costs, and a visit starts with a camera inspection whenever the history is unclear.
Panther Trace Phases, Townhomes and Gated Enclaves
Panther Trace is named by plat phase and by three gated townhome enclaves, and all of it was platted between 2002 and 2006.
- Phase 1A — The oldest section: 414 lots on a plat recorded July 19, 2002, so the original lines have about twenty-four years of service.
- Phases 1B and 1C — 379 lots on a plat recorded August 29, 2003, about a year after Phase 1A.
- Phase 2A-1, 2A-2 Unit 1 and Unit 2 — Three plats with 671 lots recorded in August and September 2005, the largest block in the community.
- Phases 2B-1, 2B-2 and 2B-3 — Newest single-family plats, 410 lots recorded in late 2006; 2B-3 is centered in FEMA Zone A.
- Phase 1 Townhomes — 171 lots on a plat recorded August 22, 2005; attached homes share building lines.
- Panther Trace Foxmoor — Gated townhomes at Banfield Drive and Foxmoor Peak Drive, where a tech needs a gate code and the whole shared line mapped.
- Panther Trace Villas (Cambray) — Gated townhome enclave at Cambray Creek Loop and Panther Trace Boulevard, where attached homes share building lines.
- Panther Trace Worthington — Gated townhome enclave at Panther Trace Boulevard and Evington Point Drive, where a tech needs gate access.
Panther Trace Boulevard, Balm Riverview Road and the Roads Around It
The community has one spine road and a handful of rural-style county roads along its edges.
- Panther Trace Boulevard — The spine street, named in the county gate records for two of the three townhome gates.
- Balm Riverview Road — Census-listed road in the Panther Trace area, and the route of a wastewater force main the county has proposed from near Big Bend Road.
- Big Bend Road (CR 672) — Wikipedia lists Big Bend Road as a name for County Road 672, and the Census layer shows it here.
- US-301 — Runs through the western side of Riverview, and the Census road layer lists it inside the community's area.
- Summerfield Boulevard — Listed by the Census layer in the same area, within the county's Summerfield community area.
- Lackland, Cowley, Gordon, Holland and Rhodine Roads — Local roads the Census road layer lists around the community; how they meet the entrances is not documented.
- Alafia River — Flows through the northern part of the Riverview census place.
Panther Trace Plat Dates, Two CDDs and Soil Figures
County plat, district and soil records for Panther Trace, a community where lot counts and dates are documented to the plat.
- All 2,046 Panther Trace lots were platted from 2002 to 2006, 793 in 2002 and 2003 and 1,253 in 2005 and 2006. Every home is about twenty to twenty-four years old, the age when roots at joints, settled laterals and mineral scale begin to show, so a camera run precedes jetting.
- Two county-registered CDDs cover Panther Trace: one of about 289 acres and Panther Trace II of about 489 acres. District-owned drainage and roads are a separate question from a house line, so confirming whose pipe is blocked before dispatch saves a wasted call.
- In the census tract around Panther Trace, 27.9 percent of occupied homes are rented, at 3.16 people per household. More landlord and manager calls come with fuller laundry and kitchen loads, which fill the house line faster.
- Panther Trace's 2,046 lots include three gated townhome enclaves: Foxmoor, Villas (Cambray) and Worthington. Gate access and shared building lines mean a tech needs entry codes and a full map of the line, since one blockage can back up several attached homes.
- Of the 10 Panther Trace plats, 6 are centered on Immokalee sand, 2 on Smyrna and 2 on Myakka, all poorly drained flatwoods soils. A seasonally high water table lets groundwater press on joints after heavy rain, which is a common way roots and cracks announce themselves.
- One of ten plats, Phase 2B-3 with 100 lots, is centered in a FEMA Zone A special flood hazard area; the other nine are Zone X. The lowest lots are the ones most likely to see wet-weather backups, so a clean line before the rainy season matters most there.
Gated townhome row slow at once?
Give us the gate code or the manager's name when you call 813-733-7188. A row-wide slowdown points to the shared line, and we test that cleanout before opening any single unit.

The district name appears on your property tax bill and on the county's community development district map. It matters for ponds, roads and common areas, not for the pipe leaving your house, so you do not need it to book us. If a district problem is suspected, the CDD manager is the contact.
We get the gate code and the building's cleanout location, then check the downstream cleanout before opening any unit. A row-wide slowdown points to the shared run, so we camera and jet that line, and write up which units were affected for the manager.
Because small things add up over two decades. Grease lays down in layers, a joint settles a fraction of an inch and catches paper, and roots arrive through a gap too small to see from above. None of that is a defect, and a camera shows which one applies.
Possibly. Most Panther Trace plats are outside the special flood zone, but the soils are poorly drained and the lowest lots sit wettest. A drain that slows only during or after heavy rain is worth a camera look before anyone starts cleaning.
It is a sensible step on a house this age. A camera inspection runs $150 to $300 and shows roots, bellies and offsets you cannot see from the yard. You then negotiate with real footage, and we say plainly if something needs a repair contractor.
