Lithia Hydro Jetting and Drain Cleaning Across the Old and the New
Lithia was called Pelot until 1904, when lithium oxide turned up in the spring water and gave the town its new name. The mailing address now covers three kinds of ground: the old settlement and farm parcels around Lithia Springs and Alderman's Ford, the 1990s FishHawk Trails subdivision, and the newer planned streets that share the same ZIP.
The mix shows in the numbers. About 14 percent of homes in that ZIP predate 1990, nearly 900 are mobile homes, and the rest are mostly 2000s and 2010s construction. A farm-era lateral and a 2015 PVC line need different questions, so we ask the build year and whether the house is on county sewer or a tank before choosing a method. Our page on FishHawk Ranch covers the planned community next door.
Lithia Hydro Jetting Near Springs, Karst and Long Runs
The Alafia watershed running through Lithia is described by the Southwest Florida Water Management District as a textbook example of karst, meaning limestone that dissolves and can let ground move over time. We do not claim to know limestone depth under any lot. What we can see is the pipe: an offset joint, a sag or a separation on camera tells us whether jetting will help or a repair contractor has to come first.
Acreage adds distance. A lateral that travels a long way from the house to the street or to a tank has more room to collect silt and roots than a short run on a quarter-acre. Root cutting followed by a flush is the common pairing on older, larger parcels, while newer lots tend to need plain cable work and little else.
Services for Acreage, Farm-Era and New Lots
The same crew handles a 1970s mobile home and a 2016 two-story; the method is what changes.
- Hydro Jetting Services — Best for the long laterals on bigger parcels, where silt and grease settle along a lot more pipe than a suburban lot has.
- Sewer Line Hydro Jetting — Clears the run from the house toward the street or the tank, and the camera confirms where the line actually ends.
- Kitchen Line Grease Jetting — Family kitchens on rural-edge lots put the same grease through longer branches, so the buildup is easy to miss.
- Root Removal & Line Clearing — Pairs with a flush on older parcels with mature trees near the line; the camera has to show roots before we cut.
- Drain Cleaning & Snaking — A cable handles the ordinary tub or toilet clog in either an older farmhouse or a new build.
- Sewer Camera Inspection — The tool for deciding whether a repeat clog is roots, a sag or a joint that shifted, which matters in karst-prone watershed ground.
County Sewer Work in Lithia and What It Means for Your Line
Hillsborough County broke ground in April 2026 on a $1.2 billion wastewater campus in Lithia, with new pipe along County Road 672 and a first phase expected around 2028. Digging near a lateral can disturb soil and flow, so if a drain turns slow after a pipeline crew works on your road, a camera look is cheap insurance.
We do not guess whether a Lithia address is on sewer or septic, because no published list settles it street by street. If it is a tank, only the line from the house to the tank gets jetted, never the drainfield. Our post on wet-season high water and backups explains why saturated ground matters, and the cost guide has the price ranges.
Lithia Communities and Rural Pockets Along the Alafia
Lithia is not a census place of its own, so the numbers below describe ZIP 33547 and the Fish Hawk area around it, a mix of spring-fed rural land and newer master-planned streets.
- Lithia Springs — Park and settlement around the spring that the county leases from Mosaic; the town was called Pelot until 1904, so some surrounding houses are far older than the subdivisions.
- Alderman's Ford — Historic river crossing on the Alafia named for James Alderman, who built a ford here in 1848; large rural parcels around it make house-to-street runs long.
- FishHawk Trails — A 1990s subdivision on former ranch land, built by a different company than FishHawk Ranch, so its house lines are roughly a decade older than most nearby streets.
- FishHawk Ranch — Newer master-planned community with a CDD that shares the ZIP; most of its homes are 2000s and 2010s construction, and it has its own page.
- Hammock Oaks and Creek Ridge Preserve — Named Lithia communities from a realty directory; no build years were published there, so a camera run, not an assumption, tells us what the house line is made of.
- Channing Park and Hawkstone — Two more named Lithia communities with undocumented ages and sewer arrangement, so each address gets checked for sewer or septic before a quote.
Where Lithia Is: Roads, Parks and the Alafia River
Lithia is spread out along a few roads, so county parks and the river are the easiest way to say where an address is.
- Lithia Springs Conservation Park — County park with 45 campsites, a canoe launch and a spring that holds 72 degrees all year.
- Lithia Pinecrest Road — Main road connecting Lithia Springs and FishHawk to Valrico and Brandon, and the common description of how to reach the area.
- Alderman's Ford Regional Park — River park with entrances from Thompson Road and SR 39, and a launch on the Alafia River Paddle Trail.
- Alafia River — Blackwater river whose North and South prongs join almost twenty miles from the mouth; its flood height decides which low lots stay wet.
- FishHawk Creek Nature Preserve North — About 3,300 acres of county preserve, with a 3.1-mile trail facing the Lithia Springs park entrance.
- Balm Boyette Nature Preserve West — County preserve entrance at 13998 Balm Boyette Rd, Lithia 33547, on the southern edge of the service area.
- County Road 672 — Corridor where Fox 13 reports new sewer pipe will run for the county plant now under construction.
- One Water South campus — County wastewater treatment campus under construction in Lithia, with groundbreaking held April 24, 2026.
Lithia ZIP 33547: Housing Mix, Karst Ground and the New Sewer Campus
Figures for ZIP 33547 and the Alafia River, with what they mean for jetting in a place that mixes new subdivisions with older rural housing.
- In ZIP 33547, 1,464 of 10,215 homes, 14.3 percent, were built before 1990, versus 205 pre-1990 homes in the whole Fish Hawk CDP. Lithia mixes older rural housing with new subdivisions, so pipe material and condition vary far more street to street than in FishHawk Ranch alone.
- Hillsborough County broke ground on April 24, 2026 on a $1.2 billion wastewater campus in Lithia that serves the whole South-Central Service Area. New pipe and pump work nearby means more digging, so after construction near a property, a camera pass is a cheap way to confirm the house line is intact.
- The Alafia River at Lithia reached 24.36 feet on October 11, 2024 during Hurricane Milton, the highest flooding there since 1933. Low lots along the river corridor sit wet for days after a crest like that, and a slow drain in those weeks may be groundwater, not a clog.
- Milton brought 9.67 inches of rain to Lithia in 2024, per the hurricane center's post-storm report. That is enough to soak flatwoods sand and push stormwater into joints, so backups that follow a storm usually clear faster once the water table drops, and a camera shows any lasting damage.
- Lithia Springs discharges an average of about 35 million gallons a day into the Alafia River, in a watershed the water management district calls a textbook example of karst topography. Limestone and sinkhole-prone ground can shift pipe, which is one more reason a camera inspection comes before a jetting pass in this part of the county.
- ZIP 33547 has 896 mobile homes, 8.8 percent of its 10,215 housing units. Manufactured homes have shorter, lighter drain runs than site-built houses, so those calls use lower pressure and a gentler nozzle.

Tell us the street, the build year and whether you have a septic lid in the yard. We will say plainly what we would check first, and we will not guess sewer versus septic from the road.
CALL 813-733-7188Lithia Pipe, Ground and Pipeline Questions
Lithia and FishHawk Ranch share ZIP 33547, while 33596 belongs to Valrico. It does not change the price or who comes out. It does change what we expect to find, since a house on Lithia Pinecrest Road can be decades older than one inside the planned community. Give us your street and build year when you call.
Ground movement does not clog a pipe by itself, but it can offset a joint or leave a sag that holds water and solids. That looks like a clog that returns after every cleaning. We run a camera to see the offset. If the pipe is separated or broken, we say so and refer you to a repair contractor.
If a drain slows or gurgles after nearby pipeline work, yes. Heavy equipment and open trenches can nudge soil around a lateral, and a camera pass shows whether a joint moved. If everything drains normally, there is nothing to check, and we will not sell you a visit.
It can. Price follows length, access and what is growing into the pipe: main line jetting with moderate roots runs $400 to $750, and heavier roots are quoted after a camera pass. You see the written price before we start, and estimates are honored for 30 days.
Pipe age varies widely here. About one home in seven was built before 1990, and some lots have mobile homes or farm-era plumbing, so neighbors can have different materials and different roots. The fix that worked next door tells us little until a camera shows what is in your line.
